Below is the text of the letter sent to all homeowners about the roofing project.

Re: Roof Shingle Replacement

Dear Homeowner(s):

Due to the premature shingle failure of some roofs in Sunnybrook Village, although the replacement was planned for in ten (10) years, it will begin this summer. In 2019 we will be working on 16 of the community’s 28 buildings. Those homes will receive further notification as the work nears. The remaining 12 buildings will be completed in 2020.

The Association has contracted CP Rankin, Inc., based in Chalfont, PA. A schedule will provide an estimated timeline for the roofing project so you can identify when your home/building is scheduled.   This is an initial schedule which can change due to unforeseen circumstances (including weather delays), this is only a guide.

When the contractor removes the shingles from a roof, they will determine if any of the plywood roof decking is damaged, which needs to be replaced at that time. The cost of the plywood replacement, if needed, is the responsibility of each homeowner. The Association will bill you separately. The cost for plywood replacement (per 4’ x 8’ sheet installed) is as follows:

CDX (C-D Exposure 1) Plywood: $64 (majority of your roof)
FRT (Fire Retardant Treated) Plywood: $96 (where a roof meets a neighbor’s roof)

Exterior projects scheduled, i.e. landscaping, deck or patio replacement, are advised to wait until the roofing work is completed to avoid damage from falling debris. Please remove decorative outdoor items to a safe location to avoid damage & provide clear access for workers.

To avoid interior damage of valuable items on walls and shelves in your home, please take these items down during construction. Vibrations from above could radiate down the walls. Interior nail pops on your ceilings & walls is possible. Repairs are the homeowner’s responsibility.

Neither the contractor nor Association will be responsible to repair such incidental damage.

Driveways need to be clear of vehicles.

 Please do not park in your driveway while work is being done on your roof.

If you rent your home, please advise your tenant(s) of this work and the above-mentioned precautions and forward information regarding timeline etc. as it is time sensitive information.
