Roofing work began this past week on the upper Brookview Ln portion of this year’s project. Supplies were delivered to the area of the overflow parking lot next to 86 Brookview (half of the lot will remain available for parking). Roofers will generally work Monday-Friday 7am-3pm with the option to work Saturdays 8am-3pm. As the project proceeds, notices will be posted on the front & garage doors of the homes that are next to be reshingled.

Some reminders:

  • POTTED PLANTS: Workers want to protect potted plants (that are out front or on your deck) from falling debris. You can help by moving these out of the way.
  • DECK/PATIO ITEMS: When working on the back roofs, workers will access your deck at times, to lay tarps, access a lower roof, move furniture/plants aside, collect fallen debris, clean up, etc. You can help by relocating furniture and other deck items out of the way when your building is up next.
  • SATELLITE DISHES: If you have a satellite dish mounted on a back roof, the roofers will need to remove it. If your particular mounting/cabling permits, they will bring the detached dish down from the roof. If not, they will remount the dish after new shingles are in place. In either case, you will need to contact your satellite service provider for re-installation or realignment of the dish to regain proper satellite signal reception. IF YOU NO LONGER WANT your satellite dish to remain on your roof, contact Continental Property Management in advance of your roof replacement so the roofers will know it can be removed permanently.
  • GARAGE ROOFS: Garage & other lower roofs or small areas of shingles on your home will be replaced last, since they work from the top of the building downward. Don’t think they’ve forgotten your lower roofs when work proceeds to the upper roof of the next home!
  • DUMPSTERS: The dumpsters are for the sole use of the roofing contractor.  No one else is permitted to utilize them for any reason.  IT IS ILLEGAL to dump trash in dumpsters placed on private property unless given explicit permission by the owner of the dumpster to do so.

Re: Roof Shingle Replacement

Dear Sunnybrook Village Homeowners and Residents:

As restrictions on construction in the state of Pennsylvania have recently been lifted, we are pleased to announce the start of phase 2 of the Association’s reroofing project, performing the roof shingle replacement of the 12 buildings that were not completed in 2019. Once again, CP Rankin, Inc. of Chalfont, PA is the company contracted to perform this work.

The project is scheduled to commence May 29th with the delivery of materials and equipment. Reroofing will begin several days later, weather permitting.

A map of the community is enclosed with this mailing, noting the 12 buildings being reroofed this year marked as #1 – #12. This is the anticipated order of buildings that the contractor is scheduled to follow but is subject to change. Also noted on the map are the likely locations for the material and dumpster storage.

We respectfully request that you follow current social distancing guidelines and allow the workers their space during this project.

While we cannot offer a specific date that work will begin on each building, we can advise you that we anticipate each building (set of homes) to take roughly 1-2 weeks to complete. Due to social distancing, fewer workers may be allowed on a roof at one time. With that said, if you see work begin on the building scheduled to be completed prior to yours, you will know that you are roughly 1-2 weeks away from work beginning on your building. Notice will be posted on your home advising when your building is next.

When the contractor removes the shingles from a roof, they will determine if any of the plywood roof decking is damaged, which needs to be replaced at that time. The cost of the plywood replacement, if needed, is the responsibility of each homeowner. The Association will bill you separately. Fortunately, no plywood replacement was required in 2019.

The cost for plywood replacement (per 4’ x 8’ sheet installed) is as follows:

CDX (C-D Exposure 1) Plywood: $64 (majority of your roof)
FRT (Fire Retardant Treated) Plywood: $96 (where a roof meets a neighbor’s roof)

Please relocate patio furniture and decorative outdoor items to a safe location to avoid damage, cover plants or shrubs & provide clear access for workers. To avoid damage from falling debris, exterior projects, i.e. landscaping, deck or patio replacement, should be done after the roofing work is completed.

To avoid interior damage of valuable items on walls and shelves in your home, please take these items down during construction. Vibrations from above could radiate down the walls. Interior nail pops on your ceilings & walls is possible. Repairs are the homeowner’s responsibility. Neither the contractor nor Association will be responsible to repair such incidental damage.

Driveways need to be clear of vehicles. Please do not park in your driveway while work is being done on your roof.

Although this letter is being sent to all individuals physically residing in the community, if you rent your home, please confirm with your tenants/lessees that this letter has been received. It is imperative that they are aware of this upcoming work and the above-mentioned precautions.
